Follow these tips to have your terrace fit.

Summer is the best time to face the repair of terraces and roofs, and thus avoid problems when worse weather and rains come.

A passable terrace is one that admits, without deterioration, the rubbing and the pressure produced by the transit of people. This does not necessarily mean that the floor can be subjected to strong mechanical efforts of wheels, metal furniture legs, stairs, or be used for public transit without being additionally protected.

A roof suffers punctual leaks, whose consequences are visible on the facade and inside the roofs of balconies, such is the number of points through which water can filter through the terrace, which is virtually impossible to carry out partial repairs without We fail in the attempt to give definitive solutions to the terrace.

We must eliminate all microorganisms, mosses, can use bleach or 10% sodium hypochlorite, there are also fungicide products. It is also recommended a subsequent wash with muriatic acid to neutralize the alkalinity.

Rinse with clean water or hydrolavar with high pressure and let the terrace dry for a minimum of 24 hours.

It is now necessary to repair damage to the terrace, run half rods at critical points, create half-round corners, to reinforce the angles and provide the places to deal with elastic materials with greater surface area on the terrace.

It is also recommended the generalized application of a slurry in order to fill those slits, in a damaged surface there may be many critical points where water inlets are produced.

Pay attention to the terrace in its meeting with vertical walls, joints of the shelves of the enclosing walls, encounters between terrace and ducts, ventilation pipes, skylights, chimneys. Observe drainage grids, expansion joints, vertical enclosure or load walls.

The expansion joints are one of the fundamental points to be treated in a waterproofing of a terrace, its treatment must be done once the waterproofing is finished, after the application of the coating.

Then apply elastic coating, hydraulic setting, consisting of liquid acrylic or polyurethane resins.

The waterproofing must have total adhesion on cementitious substrates, even slightly damp, that can absorb cracks up to 1 mm, have high resistance to pressure.

If we work with heat or if the support is very absorbent, we can add water to the mixture to facilitate the application. It is always recommended to mechanically beat the product to be applied to obtain homogeneous pastes. The terrace should be waterproofed, giving a layer thickness of not less than 1 mm and not more than 1.5 mm.

The treatments must be carried out by layers, not less than two, spaced 24 hours apart to allow the subsequent treatment and the result to be that of a completely impermeable and pedestrian terrace.
